ANSWER: Why don’t you just offer to let him out of the deal and let him put it up for sale? He did you a favor and put you in it, and he didn’t know he was getting into the rental business. Let him out of the deal. Just say, “Listen. Put the house up for sale, and I’ll keep it clean and help you show it and help you get it sold. When you get it sold, you give me fair notice—30 days’ notice—and let me out of this deal, and I’ll go rent something else. Then you won’t be in the deal anymore. I’m sorry I got you into this.” Just let him out.
