QUESTION: Bruce in Indiana wants to move to Las Vegas when he retires in 10 years. He can pay cash for a property now. Should he go ahead and purchase something? Dave thinks now is a great time to buy and rent it out if he can.

ANSWER: You could rent it out, I guess. There are some bargains in Vegas right now. The ol’ bubble burst there. There are some pretty serious deals. It’s probably one of the best places to buy if you have a 10-year window. I don’t like long-distance landlording, but I would be tempted to do it in that situation if you’re willing to pay cash for the property and you get a steal of a deal. Know that if you rent it for 10 years, you’re going to have to renovate it before you move into it.
