Nathan and his family have moved out of their condo and moved in with other family because there isn't enough room.

QUESTION: Nathan and his wife have a condo in Houston. It won’t sell, and they are frustrated. They started the price at $75,000 and dropped it three times since then. It just needs some new carpet and a new air conditioner, and no other houses are left on the market. What should they do?

ANSWER: The good news is that everything is sold out but yours, and yours is at a good price. It should not take much money to fix it up. If all it needs is carpet, then carpet the stupid thing. If you can replenish it quickly, then use part of your emergency fund, or use part of your tax refund. Have your real estate agent print up all the other units that have sold and put them on the kitchen counter, so people who come by can see what a great deal yours is. When a buyer comes to look at something, they are gathering information. You have to make that information easily available.
