Question: Jamie's husband grandmother wants to give them her timeshare. Dave lists all the ways ... ALL the ways ... why you can't give the things away.

Dave Ramsey's advice: She's sweet, but she's wrong. Give it to someone else, because it has absolutely no value. There is no market for timeshares. Guess what comes with the timeshare? The annual maintenance fee! So she's giving you a bill. If the bill is $250, all the timeshare organization has to do is raise the fee to $1,000, then where are you? Tell her to give it to someone else.

So, I take it that Dave is totally against buying a timeshare.

My parents spent $88,000 over 19 years to get VIP Platinum membership in Fairfield Resorts. They and their 4 daughters have enjoyed these timeshare vacations. However, my mother passed away 3 years ago. I'm trying to learn how to manage all these timeshares. Dad is payig $8000 a year in maintenance fees and these go up every year. Dad is 78 years old. As much as we enjoy these timeshares. None of us have the finances to pay this kind of money each year for the maintenance fees. What will we do when Dad passes away? What should we do? what do we do now? any advice?

but divide it into smaller point packages!

I don't know about other timeshares, but there is definitely a market for disney vacation club. I can "rent" out 1/3 of my points every year and the rest of them I can use for free. It did take about 9 years to break even (more than the 5-6 years their ads say), but since we always visit disney and want the nicer rooms, it's been a good deal for us and will continue to be. We also purchased them used, rather than through Disney.

We pay just $400 maintenance each year for a week in a very nice timeshare. Parents gave it to us. They no longer wanted to pay the fee. We enjoy it and we spend way less than a hotel and stay in a unit with 2 bedrooms and a kitchen. Being we can cook some of our own meals we don't eat out as much on our vacation and save money on meals too. With traveling with kids it works out very nice for us. I wouldn't pay $10,000 to buy in intially, but when you get it for free and like to travel its a good deal.

www.timesharesale.com Try selling it first. find out what your timeshares are worth at todays prices & then cut them a "deal" :-) the Timeshare Store has a great reputation. I do believe a lot o realtors are trained to sell timeshares as well. May want to check with some locally? good luck!

I got suckered into the timeshare deal too.
I owe about 4,000 and cant sell it to save
my life. Timeshare selling agencies will
advertise it for 600/800 dollars without
results. So, how do I get rid of this mistake?

Bluegreen is a rip-off, do not buy from them as we were so stupid to do. After a high pressure salesman keep us at his desk for 4+ hours we were just worn down after offer after offer and the price was going down with each offer, finally we got to the real special one for 4000 points every other year but we were not informed about the maintenance fees every year and the vacation club dues and the other fees that they tack on. We just do not know how to get out of this contract. Could someone please give me some advice, I have looked up some people on the internet that says they can get you out, but are they telling the truth???? Has anyone contacted The Owners Advocate, I have and they sound as if they can help me, but are they telling me the truth?

I failed to tell you in the above post the we we sold the $59.00 trip to Branson, MO by the Bass Pro Shop in Columbia, MO. Bass Pro Shop is the owner of Big Cedar Lodge or Big Cedar Wilderness Club at 2746A 51 Even, Ridgedale, MO. We thought we would be staying at the Big Cedar Lodge but NO, it was a hotel in Branson. I should hzve walked out right then!

We also bought a timeshare from Blue gree. When I waS
I was able to see their web site I realized that it was not as they had told us. Fourtunately I used my credit card (I pay it off each month) and was able to contest the charges. I believe they only give you 5 days. The card card company agreed with us and did not charge us. After 1 year I got a bill for the maintence fee. I just sent them all my paper work that I sent to the credit card company and I have hever heard from them again.

I own three timeshares that I bought on EBay for abou
about $100 each, the yearly fees are under $400
per week, and we use the RCI exchange to upgrade for bigger unit, I find it cost effective, since we will
vacation with friends, and their half of the fees really make it under $40 per day. We get three weeks
to vacation per year for under $1,000. This lets me budget per month for our annual vacations, and it
is a blast to figure out where we are going to go. EBay has plenty of timeshares for sale on the resale
market for very low cost.

Dave, I have a time share @ Westgate Towers in Orlando Fl. I bought it for my kids about 10 years ago so they could all meet 1 time per year together to enjoy a holiday every other year. They are not really interested in it, and I am tired of paying the maintenance fees and taxes every other year which are now running $600. How do ou suggest I get rid of it? I have contacted donateforacause.org and am hoping they will take it. Any other suggestions?

We owned a timeshare in Fort Lauderdale, after paying it off and owning it for several years. We also did
not want to pay the continual maintenance fees that routinely went up every year. We quit deeded back
to the resort. This was very easy and it got us out of paying the maintenance fees. We obviously did
not sell it for anything but we no longer had to pay for maintenance.

My husband and I own a Bonnet Creek Resort timeshare through Wyndham in Orlando, Fl and still owe @ 24K on it. Are there any websites or suggestions you have to help us with this "monkey on our backs"? If we pay it off, we still pay maintenance fees of $1200/yr. which is still less than 3 weeks of vacation per year. But along with the rest of our debt, its more than a car payment per month!

There is a company www.toa.com. Dave, are you familiar with them? They say any contract can be cancelled? I have also heard that a points contract can be cancelled but I do not know how to do this. Can you help?

I have vacationed at timeshare resorts owned Fairfield, Wyndham, RCI and Silverleaf(part of RCI?). Through a travel site aimed at military personnel, I get
a full week, with all the perks, for $349(up from $269 my first trip in 1998). I have always been very pleased with the units. I am usually able to find at
least a 2 bed 2 bath unit. The catch is that it is on a space-available basis. You can make reservations up to one year in advance and I've always been able
to find a great location. Our family is meeting in Branson for Thanksgiving next year and I couldn't find an available unit. After searching the net for
a reasonable hotel rate, I stumbled upon a sight where owners rent out units at traditional time-share resorts (not restricted to military!). The prices were great and I am getting a very nice, 2 bed condo
for 79 a night. The deals are out there. You can take advantage of the timeshare perks at prices that are lower than the maintenace fees, you just have to dig
a little and be flexible.

I have a condo that I went in on with 2 other ownerss, how stupid I was. A former boyfriend and his mother. Well guess what we pay almost $272.00 per month, but Im the only one paying. I have not used it once and we acquired it in 2006. This was my stupid tax right here. I am not the primary on the loan but am wondering if I quit paying, will it still affect my credit and how can I get rid of it? I can't even claim the interest on it since its in the mom's name, which may be a blessing I guess? Help!

I too own a timeshare and can't sell it. Are these programs that charge $799 to sell them a con. They promise to try, but not to sale the thing. I am stuck with it? What can I do?
My maintenance fee went up to $1000 a year and it was $250 a couple of years ago.
HELP!!! I am ready to give it away.

My husband bought a timeshare in a little known property on ebay for $50 to get into the "points system" cheap. He planned to rent any other points he needed. It came with a $500 maintenance fee. We've never even seen the property! But we keep it because he found a very good use for it. The first year he gave his parents a trip for Christmas. The second and subsequent years he has given his employees and nurses a week stay anywhere they wanted to go as bonuses. This makes it a business expense, but more importantly, he has very loyal employees who could not (or would not) choose to stay in the more roomy, upscale resorts if they had to pay for the lodging themselves.

DO NOT use those companies that say they can
sell it for you for $500-$800. They are a
SCAM!!
Explain your plight to the resort Manager and request
that it be bought back from the resort (usually
for nothing but its gone)as quit deed.
If not try selling it cheap on Ebay

If you don't want your timeshare donate it to charity and take the tax write off. Go to www.donateforacause.org and get rid of it. I did and i'm glad to be done with it.

Hi Dave, my family has owned timeshare since I was a child, now they own several. I started selling timeshare back in 2002, for BLUEGREEN, and I have to say its been fun. I speak with owners all the time that love it and thank me, case in point: I met a couple 2 years ago in gatlinburg, tn they had went to a bass pro shop and purchased a 2 night/3 day mini vacation for 59 dollars and a 50 dollar dinner cert. after they attended the presentation. At first they were very stand offish, they were just a nice simple country couple from N.C. They went on to tell me they hadnt had a real vacation in 10 years since they were married, now they have 3 kids and took advantage of our deal for their anniversary. Dave, they never took a honeymoon! About 10 months later I get a postcard sent to my work, addressed to me, from them, sent from St. Augustine, FL. They had taken their first real vacation with their kids to the oldest city in the nation to show their kids the history and of course the beach! After 3 days they spent their remainder of their week in disney at our resort there. They thanked me for bringing their family back together. Anyways timeshare is not all bad,I first hand have witnessed that over the years accumulating family stories. THX for listening

I sold timeshares at a top resort for a year. Understand a couple of things. These people are in business to sell you something; namely the most expensive timeshare package they can get you to sign for!!! The trips, vacations, getaways, etc. they invite you to is a hook to get you in front of a trained very high pressure salesperson who is trying to make a sale to ultimately make money to pay their bills - just like you. Imagine how you would feel if someone came into the place where you work, hung around, took up your valuable time and then got angry and rude with you when you asked them to use or buy your goods or services. Don't waste these people's time being a "timeshare tour professional". Pay for your vacations and stop looking for something for nothing. Timeshares are cool if you know what you are buying and how to use them to their fullest advantage. BTW, the best way to sell (and to buy one for that matter) an unwanted timeshare is on eBay. Just do your research and know what you doing. Above all avoid the pay up front companies - they are a ripoff.

I purchased a timeshare with Silverleaf when my daught
daughter was 2 yrs. old she is now 19 yrs old
and I am desperately wanting to get rid of it.
I recently received a call from Premier Time-
share solutions who promised me that they had a
buyer but I had to pay an upfront fee $1388.00
for a title search and I am wondering if this
company is legit. I am very suspicious but I
also would like to get rid of this timeshare
because it is financially a drain, not to men-
tion we have not been able to utilize it be-
cause of scheduling as well as financing. I
am currently paying 65/month on maintenance fees
I really want out for my budget sake Please
help!!!!!!

Dear Dave, my academic advisor told me you might be able to help me with a serious problem dealing with a time share by WorldMark by Wyndham which my husband got a couple of years ago. We never used it and decided last summer to get rid of it so I called them and asked them to cancel the membership they refused, sent a cease and desist of further business/cancel the membership letter, ignored. SO I stopped paying them last July or August, they call constantly, sometimes 4 times a day, leave an automated message. Now because this has come to the attention of my husband's squadron commander his top security clearance has been revoked and taken away. If we can't fix this mess and completely get out from under them it could mean my husband's career in the Air Force. They said the only way they will repossess/foreclose the property is if we pay a little over $5,000. If I do not pay they threaten lawsuit, docking my husband's pay, calling him on base, etc.. Lawyers I have talked to say I have no rights and I have to pay them, please what can I do, we have had to borrow the money from family, I don't have a guarantee that if we pay them it will be completely over and done with. Please help me.

I've been reading all the comments on timeshares, adn I am wondering...We gave our timeshare to our son and his wife, but now I am wondering "Did I do them any favors." We have had the timeshare for about 10 years and we have enjoyed it very much, but I sure don't want it to be a burden for them. What is the best way to sell out?

My wife and I bought a Worldmark Vacation Ownership a little over 2 years ago. We got the lowest package available at the time of 5000 points, which they do not offer anymore. We have used it once a year for an Easter weekend vacation to Branson and Grand Lake, OK -- 2 of the only 3 Worldmark resorts in our region. It's different than a timeshere, in that it is a point based system, where you can go anywhere in the network of resorts at anytime, as long as you have enough points to do so. I got laid off almost 2 months ago and can't pay my house payment, and haven't been able to find a job. WhenI still had a job, I had looked into selling it, but I've heard Dave say that it's nearly impossible to get rid of it. I'm desperate, and need to sell it. I still owe $7000 on it plus an $85 a quarter maintenance fee. Should I look into selling it back to Worldmark, with deed in lieu of or Ebay? We still have a lot of points on it. I have looked on those website that say that they can sell it for a fee, but usually never get results -- Dave says that these are a scam and a ripoff.

My in-laws gave us their timeshare. They had used it for many years, but no longer liked the planning - wanted more spur of the moment. We LOVE to timeshare travel. We trade selectively for nicer units (large with kitchens, multiple bedrooms and bathrooms). When we don't have the money for a big vacation, we travel to destinations within driving distance. This timeshare as been used in Aruba, Mexico, The Dominican Republic, Barbados, North Carolina, Tennessee, Lake of the Oazarks, Branson, Florida. We have all stayed at incredible resorts. It's nothing like staying in a hotel. With that being said, I wouldn't buy one. Since we inherited it, so to speak...it's great. We pay our maintenance fees and subscribe to RIC, so that we can trade. I think if I wanted to sell it, I would try eBay. If I owed money, and couldn't afford it, I would try the quit claim deed back to the resort. One thing we do to help ourselves in really tight years is offer it to other friends and relatives. I charge the price I pay for a year (the maintenance fee, the RCI cost per year, the exchange fee and the guest certificate). I do not "make money", but I get the week used that year without it costing me anything. So, try emailing your friends and family. They might really enjoy the opportunity to use such a great facility to vacation at! (I just make sure I read by the reviews on the RCI site and the reviews on the net about the place I want to stay before I book it. We have stayed at places that would cost $2000 for a week. It's just awesome if you can do it right....

We were given a Timeshare by my parents when they got older and could not travel as much. We did use it when are children were growing up. Then we visited a nice resort in CA and foolishly bought one believing that it was a good investment due to great location near San Diego. Needless to say many maintenance fees later that keep going up we feel trapped with both Timeshares. We accept that we made a bad call, but what is the quickest way out of ownership? We have listed the Timeshare with a realtor and a Timeshare sales group for two years. Can accept the loss just need to stop the bleeding--Please send advice soon.

Be careful when turning down timeshares from aging parents. If the timeshare is a deeded piece of real estate then it becomes part of the estate. If for some reason the maintenance fees are "misplaced" huge charges for late fees, penalties, interest and even damages for "lost future fees" can end up causing more heartache and grief at a time when there is more than enough of those emotions.

If you don't want it and your parents are just too tired to fight through dumping it, then at least accept it and then dump it for them. Aging parents don't need the grief of maintenance fees that rise every year and those "special" assessments that appear out of the blue and must be paid within 30 days.

We bought a timeshare just after we got married in 2003 through Crown Park. We used it and loved it, but due to my husband being out of
work and collecting worker's comp (1/2 of his previous paycheck), I contacted Crown Park directly band explained the situation. They allowed
us to deed it back to them, erased any negative information from our credit and hold us harmless for any of the outstanding debt. We of course
asked for a letter detailing all of this information, before we agreed to or signed anything. I realize we "lost" the money we had paid in, but being relieved of the rest of the obligation was wonderful! I would suggest anyone interested in giving the timeshare back, contact their resort
directly and explain their situation.

We currently own two timeshares in Tx and CA. We have actually used these a lot during the years and once they were paid off, the maintenence fees had stayed pretty reasonable and we were gettign pretty good trades when we banked our weeks with RCI. But, due to our work schedules, it is getting more difficult to use them and the fees are now beginning to sky rocket. The one in TX is older and even though it is in a great recreation area and well cared for, the value isn't much, not even the timeshare agency will buy it back. We also tried giving it away at the site Dave's recommends, but they couldn't do it either. We have gone the route with Ebay and Craig's List and are still getting nowhere even though we have been using a really low asking price. My husband recently contacted a timeshare resale company that sounds ok, called Resales Buy Owner (resalebuyowner.com). The do charge and upfront fee of $299 but say you get more than a website, they actually market face to face as well. Less than what others are charging and the contract says they will continue to carry it until sold with no further fees. Anyone heard about them before?

Dear Mr Ramsey,

I have a question on how to get out of vacation clubs. When my husband and I first got married on our honeymoon we went into a store and my husband signed up for a free hunting trip, and a few months later we received a call stating that we haven't won the trip but we did win a free trip to Wisconsin, so we took it. We get there and they have us go through a 3 hours presentation about vacation so we buy a sample package. Then we go to use our points from that package and no place is open for 3 days so we have to stay in one place for a night and then another for two night. Plus, we were told that we wouldn't be pushed into anything further. Well when we get there they ask us when we want to set up another appointment to talk to someone. We say that we aren't interested and they state that if we don't go to this meeting we are not welcome to stay. Granted we drove to Tennessee from Michigan and took a few days off for this trip so we didn't see the hurt.
   Well we sit down with this gentleman and on several occasions tell him we are not interested. We sit there for a little over three hours because he is trying to work his magic. To make a long story short we get coarsed into buying this package. Now we are suffering because they have all of these hidden fees and we have paid but they state that we haven't so we will be brought to collections. I have all of the evidence we have paid but they still say that we have to pay the extra 150 dollars so them sending it to collections. I have had our Attorney general involved but they just lie to him and say that we haven't paid either.
   The question is how do i get out of this and never deal with them again.
